I am currently assisting my client, a well established building and fit-out contractor, in the recruitment of a Contracts Manager to join their team.
This is a permanent role, which will involve working for my client directly on a permanent basis, this is not an agency or short term role. I am assisting my client in finding suitable candidates to work for them directly.
The successful candidate will take overall responsibility for a major refurbishment project in Salthill. The project involves the refurbishment and conversion of four existing buildings into modern student accommodation, with all four buildings being completed concurrently.
The project is due to commence on 2 November 2026. This position will be entirely project-based, with no requirement for regular travel to either of the company’s offices. Further work is also planned in Galway, providing strong long-term prospects.
Responsibilities:
• Take overall responsibility for the project from commencement through to handover.
• Manage the programme, site team, subcontractors and direct labour.
• Coordinate design information, procurement and construction activities.
• Liaise with the client, consultants, design team and senior management.
• Monitor project progress, quality, safety and commercial performance.
• Work closely with the Quantity Surveyor on costs, variations and subcontractor packages.
• Ensure compliance with BCAR, Irish Building Regulations and PSCS requirements.
• Oversee commissioning, snagging, certification and final handover.
Requirements:
• Previous experience as a Contracts Manager or Senior Project Manager with a main building contractor.
• Strong experience delivering refurbishment, conversion, residential, hotel, apartment or student-accommodation projects.
• Experience managing a substantial project from commencement through to completion.
• Strong programme, procurement and subcontractor-management skills.
• Good knowledge of Irish construction regulations, BCAR and site-safety requirements.
• Relevant construction qualification, trade background or equivalent senior-level experience.
• Full driving licence.
